I think Dave Ramsey's story was that he had a lot of real estate in Tennessee when he started when he was in his twenty's and when the market went bad the banks called his loans even though he had never missed a payment.

WOW, a very good tenant. your obligation for notice is by state statute, if it's twenty days.

To get a TWENTY FIVE CENT tax deduction you pay ONE DOLLAR to either the BANK or the COUNTY TAX COLLECTOR.

Like I said, I think $35,000 will make a decent dent, but I will probably end up with another twenty in it over the next five years.

@Clint Weir Thank you for your kind words, and wow yeah very similar, I'm planning on taking courses through the summer to stay on track (I'm twenty-two now) and if all goes as planned will take my first RE class this fall.
