You're not looking for a turnkey property with instant equity it seems like you know you're going to need to add equity through sweat and it seems like you have the background to be successful at that. 

Basically a system that has a pump near the water heater that continuously circulates hot water so you have near instant hot water instead of waiting for it to come all the way from the hot water heater.
