In brainstorming about purchasing a 302k property, how much out of the gate should be budgeted for repairs?

This may just be in the brainstorming stages right now but are you looking to get registration going by 2016 Spring or Fall?

I currently have a growing property management company consisting of about 250 units in the Dallas/Fort Worth area and I am looking for owners of similar sized companies to network and brainstorm growth strategies.

Upon researching hard-money loans, it appears that the interest on the loan would completely obliterate my profit margin, so I decided to start brainstorming other ideas which is where this BRRRR strategy came into place. 

I'm exploring and brainstorming every possible option right now.

Since I work full time in healthcare, I GENERALLY intend to use the license for MLS access to help run comps for my investing (buy and holds, yellow letter campaigns, etc...).Time to set a new goal......let the brainstorming begin!

Perhaps we all can brainstorm a bit more on it.The two different states may offer a solution, but I would, and you should, consult an attorney, both in TX and in CA.Is the contract assignable?
