If someone moves in with no approved animals, then brings an animal on-site without permission and then requests a reasonable accommodation for an ESA that is already on my premises, my lease specifies a fine of $300 (which is more than my pet fee) for bringing an animal onsite without approval.

@Lauren Robins I have a quick question concerning the deposit.If the tenant, on a years lease, leaves, for what ever reason, 6 or 8 months in, do you return the deposit back, or do you hold it for the period of lease.

A “contract to hold” binder payment equal to a month’s rent would also be collected at that time.This holds the unit for 5 to 7 days until the lease signing, and once the rental agreement is signed this binder payment becomes your security deposit.
