BTW, the rental property mentioned is a standard one year lease type apartment just like mine which has been sitting for 6 months and, although I have had crazy number of submitted applications, they have all been way too high risk.

I can require a damage deposit or rental agreement on there too, but I don't require a damage deposit for previous good guests.

In both my pet units and non pet units that have an ESA, I charge tenants to place unit in animal free state at move out (duct cleaning and filter replacements, pet allergies are common).if a tenant has a legit ESA, I would prefer them to rent one of my pet friendly units (which have private yard) but I do not get to make the rules.

I did an ADU and pulled the permits for the ADU, then handed them over to the GC with the GC being the contact and licensed person in charge/contact.
