It might be worth your while to find an independent brokerage who has more flexibility in that capacity.

With real estate, you have to make sure each property is functioning at full capacity or you’ll be losing money.You can analyze properties and be pretty sure (as long as you don't rationalize bad deals into good ones) what your numbers will be. 

There was a hold up on sewer capacity , they found out they had to get an easement from the state to cross a state road , that took time .

But reality is no one selling mentoring is going to really dive into the credit and capacity to transact with their students the focus is just getting the fee to them in the door.. regardless of how they do it.. the one that I dont care for is encouraging and showing them how to raise their CC limits so they can pay for the mentoring services..

In Spain, this is usually seen more as a barrier as people rather would invest in individual units (less purchase capacity needed), but by rethinking the setup up it matches the criteria of a multi-family deal.

A wholesaler doesn’t have that capacity ( in my opinion) so I imagine most sellers would not consider putting their millions of dollars asset in the hands of a wholesaler.
