Ok @Logan M. this may get a bit down the rabbit hole but much has been thrown out in this that I am going to try and tie together into a cohesive context. 

My cabinet's were RTA, my c-tops discount lot, my tile basic cheap, it was the details that blew people away and how it came together as a cohesive design. 

I like what I see of Avail but the application fee of $55 would no doubt be a turn off for some applicants, and the lack of cohesive branding and any social media presence/app I think will lead people to think less of it even if it’s owned by Realtor.com.

. - Furniture & DecorThis is up for debate but for most short term rentals, those that are themed, have quality furnishings and a cohesive presentation typically produce better occupancy and revenue results.

If all treatments are complementary and cohesive with the overall character of the home, it will appeal to the masses.

I don’t know if I need to explain further his options, lay it out in writing cohesively or what to make sure he fully understands all options on the table.

Sorry for the long post, but I have a lot of questions as I'm sure everyone does when they're new to real estate, and structuring them all into a clean and cohesive post can be challenging.

Most typically use tiles for kitchen but if you get the right laminate flooring, you can have a cohesive flooring throughout your house.  

Their whole operation seems very well vertically integrated, which I believe would make for a much more universally cohesive operation and investor experience.

Many would have given up, however through his inspiration words, we all pushed forward as a cohesive team.
