(I suppose, but I've never heard or seen of such a thing) Otherwise, the non-judicial power of sale foreclosure is carried out as follows (not true - no non-judicial sale for mortgages): The notice of sale must be transmitted both by regular mail and by certified mail, return receipt requested, to the borrower at their last known address, and by regular mail to the attorney of record for the borrower, if any, not less than thirty (30) days prior to the day of sale.

@J Woodfin  basically this is a trick that wholesaler.. they don't put up the EM ergo they really have no contract.. you can just tell them to go pound sand.. and move on today.. you have to follow up and make sure the EM has been transmitted to title co.. in the specified time in the contract the day its late is the day you terminate.. and move on.its a learning process.. you have had with the wholesale community.. and one reason many folks are very leary to deal with them or simply won't..

you would need to dig into the threads but here is what I have gleaned from the threads.1. buy Vacant D / F class generally cheapest home in the MSA for very little money2. say its great area just 4 walls and a roof and sell for 40 to 50k  ( price point that gets a lot of cash buyers)3. woefully underestimate rehab costs4. assertions that rehab funds were transmitted and no rehab was done.5. unclear on Morris license issues is he selling without a license6.

Brokers send that in and then are put through a series of videos showing how to package the loans and load them into the companies system.Broker does that loads them into the system and now you have individual borrowers with all their personal info being transmitted to the fake wholesaler lender..

The problem with that system is that the meters were in each unit and electronically transmitted the usage to a third-party provider for billing.
