In summary, basically I HAD to purchase my first rental property despite the crappy ~$11k roof or forfeit my deposit but I'll never make that mistake again and it ended up working out (because a bad hail storm came through and wrecked the roof even worse and insurance covered it) :)

the reality is rehab contractors that work on these types of properties are tough to manage .they need you to buy the materials they need draws every Friday.. the dont' show up they do mediocore work.. what the local flipper or turn key guy or gal has is their thumb on them.. all except Morris that is he is a train wreck by the post that I have seen.again just caution hiring out of state contractors and dream teams sells pod cast and books but in my experience it so far from reality..
