You have to confirm there are no pending assessments and lawsuits against the HOA before buying and an assessment usually comes for roads, roofs, windows, decks, and stairs that were not done properly or have a safety issue.

Get a job working at a bar a few nights a week, buy a pressure washer and go door knocking to pressure wash driveways and decks (for example, does not have to be that), and be an agent that hustles, works open houses, goes to RE meetups, networks like crazy, and learns a lot.

The roof is fine until it leaks, decks are fine until they are not, things wear out, line blockages don't happen overnight they most often are buildups over time until the result IS seen overnight.
