Her voucher is still frozen (at least it better be as she owes me money and The Housing Authority is aware of this).So to say Section 8 is guaranteed money and Section 8 tenants are afraid of losing their vouchers may be true in a lot of cases, but certainly not all.Though my biggest annoyance was with the Section 8 Housing Authority; they were inept.

Then add in the winter storm in Feb where there was record cold temps for a record setting duration and add in power outages.  8 units with frozen pipe related issues some with expensive emergency repairs.

I read BRRRR, did a flip, made $15k profit with a partner ($7.5k/ea), bought a SFH that is cash flowing $200/mo with a 7% CoC ROI (pre-refinance), listened to 15 of the bigger pockets podcast while I work my 12 hr shift in a frozen -10 degree warehouse, and am looking to hopefully make an offer on my 1st multi-family.

It was a terrible buy as it's a 40's concrete house, 700sqft, and IMO rehabbing a concrete house isn't worth it due to poor insulation among other things.I have around $60k saved and am frozen on if I should pull the trigger on a deal in OR where prices are super high and use financing to rehab a buy and hold rental, or go out of state where I can buy something for cash and rehab that for a buy and hold rental.

Once you think you can retrofit a shower head, then the valves behind it are frozen.
