The reason being is people want information and they want it now; forcing them to watch some pretty little Flash intro or something like that is probably only going to irritate them.Also, it's not about making your site designer-worthy; it's about finding the hot spots that lead to actions on your customer's behalf.

Today I got a notice from Department of Community Development - Code Enforcement Division, saying that grass and weeds on the property have some violations, like being unsightly, irritation to throat, etc.

Don't let your self overlay bad or irritated thoughts with it if you don't enjoy the process.

Should I offer him $$ to just quitclaim me the property or should I offer up nice earnest money to get contract that way I can wholesale it if my investor wants it only asking because the guy seems irritated about the house from face to face discussion on selling it.

Its like buying rental houses If you don't have a plan to buy 10 or more ( low value rentals) then its an irritant and many buy them then get out of it in 3 to 5 years.. others that have a goal to own hundreds create a business out of it...

Checked your site, nice info on places like The Villages, though having to use a bottom slide bar to read was a minor irritation. 

It's the occasional bash that's irritating because not all wholesalers are the same.

What irritates me about this kind of thing is that it takes these homes off the market from people with no intention of buying, gives real estate investors a horrible name, ruins trust and credibility for the seller with dealing with anyone in the future, and makes a huge amount of headaches for those people out there really trying to do it right. 

This gets weird because now you're forcing them to speak to a pre-recorded message the minute they answer the phone which would instantly irritate most people.How do you break through that barrier?
