Whatever you do, I suggest having a good water abatement system in place, as some Chicago basements still have a tendency to flood.

I have a quadplex of 2Bd/2Ba apartments that currently each have old tank water heaters.

I got burned by previous renters who did not pay rent, water bills and even established an assisted care business in my property without informing me.

Where will you get water?

No new roof, new hot water heater, and likely few calls for AC repairs, etc. 

Crap only flows downhill and lift stations can run 250 to 2 mil.. same with water you need certain fire flows.. where is the power ..

People that do MTRs include: travel nurses/medical workers, business people, construction crews, people who are temporarily displaced from their home either their own renovation or from fire, water damage, etc.
