They'll blow their money on booze, vaping, Rx drugs legal or otherwise, fast foods, a couple of 55inch TV's, monthly cell phone & cable TV bills etc but have no concept of a Landlords property taxes going up to fund wasteful medicare, baby momma benefits, HEAP, food stamps etc etc.

Everybody and their momma is a Realtor out here too, so that won't be much of a change.And good thing to know that if you get a listing it's basically a guaranteed commission check :-)@Grant Greene100% agree.

Has it become a surrogate for a J.O.B.?

One last comment...investors will not trust you with their money if there is a surrogate having signature authority over your LLC.

Everyone and their Momma are waking up daily saying they will be a STR investor and fire their boss next month.

After all momma never promised you a rise garden.

A few ways to generate leads..you can target out-of-state landlords (you can visit tax assessor office for this), probates (county surrogate office), expired listings (work with a Real Estate agent to obtain the list), delinquent property tax list (tax assessor office).

I've never been on BP to be anyone's business partner, or anyone's daddy or your momma, I'm here for one reason, to teach and keep people out of trouble so that you can actually succeed. 

Next check with the county surrogate or whoever handles your probate files to see if a legal rep. has been appointed.
