IE for sub2 transactions, or even straightforward purchase and sale agreements, it seems hard to find forms that "look" legitimate or don't force you to dump a bunch of info into a "free" site.

On paper, your end numbers look solid, but 24 months of heavy carrying while juggling demo, RV site prep, squatter removal, and major renos is a lot of cash burn.
