Do what you need to “live on” personally  -then add the other real estate to IRAs, ESAs, HSAs and 401ks. just think about it, brainstorm with a cpa or tax planner or tax attorney—it will become clear. 

Be sure to get a competent attorney involved once you settle on what you want generally.I advise you to have a frank discussion with your potential partners, and everyone talks, without holding back, about what they want out of the partnership, what they can do and cannot do, and their expectations of revenue and cost sharing.Also, brainstorm, and come up with as many "what ifs" as you can.

There are definitely many options other than the ones I mentioned, but figured I’d brainstorm a few for you.

Been brainstorming this topic for a while now,... is it necessary to have a  realtor's license to get into being a wholesaler in real estate investing?

@Alec Khlebopros- brainstorm and come up with 10  locations ....do some basic reserach to see what  sort of STR saturation is present  ...if any places on the list  seem to  have low  level of  Str - explore in more depth
