Ruei-Jiun H. My experience with Memphis invest - $3900 repair tenant turnover
17 May 2020 | 55 replies
A owner or PM that is doing quarterly inspections and billing for ongoing tenant caused repairs do not experience high turn over costs. When owners/PMs ignore their management responsibilities they should  expect high turnover repair costs.while I can see a mom and pop investor who self manages and owns 100 or less properties doing this.. a large PM  quartly inspections would be pretty tough to do.. simply because of manpower issues.. etc etc.. and I suspect most owners would not want to pay what it would cost to do this.. a PM can't throw this kind of time in for the already thin margins they work on... someone has to pay for it. now if you owned a few homes yourself like many do.. and you want to do your own inspections..

Victor U. Mbah As an investor how do you feel about bandit signs?
19 August 2021 | 33 replies
And just my personal opinion, this is what I think about bandit signs:1) The name is just right: BANDIT signs2) Company starting off with a very tight budget, I would think they are lacking experience3) Company cutting off costs for advertising, they most likely will cut off costs for other essential things like manpower with experience (I'm not saying this is always true, just what I think)4) If not allowed without a permit, is disrespectful for the neighborhood.
