Is that the buy signal? 

Area, tenant use, tenant credit (i.e. only Moody's BBB or better guarantor credit).There are a lot that can vary in NNN, just like any other real estate.You have market risks: FL has another hurricane coming, CA has earthquakes and wild fires, the midwest has anemic population growth.You have some location risk: is building on hard corner with signalized access or buried mid-block with no turn lane?  

Our realtor has continued to have us personally sign all the documents as they have come in (home inspection, personal property sale, etc).

Additionally, the repeated price reductions might signal broader investor hesitation, hidden repair needs, or structural issues.

The “first-come, first-serve” urgency might be their style, but without a timely responses, it could signal future communication issues down the road and frustration on your end.

.🔴 Overly optimistic projections: Unrealistic ARV (after-repair value) or underestimated rehab costs can signal poor planning—or worse, a lack of transparency.🔴 Incomplete or disorganized documentation: Missing detailed plans, financial statements, or timelines could mean the borrower isn’t ready to execute the project successfully.🔴 Over-leveraged finances: Borrowers with excessive debt or insufficient personal capital invested in the deal could pose a greater risk of default.🔴 Questionable property comps: Overstated market values or inappropriate comparables may mean they’re inflating expectations.As always, thorough due diligence is your best protection.

I find this to look spammy and over-promotional.Use a lot of blue and green, as those colors signal trust and comfort.

Keep it in a package for the seller to sign all of it at once at the time of accepting the offer.
