While each of the sponsors was a strong one separately, they didn't act as a cohesive team.

We talk nearly every day because as a vertically-integrated organization our acquisitions and operations divisions are a cohesive team, sharing information on markets, assets, performance, etc because this information is not only valuable in measuring performance on the portfolio but on forecasting the viability of potential acquisition targets. 

Lack of cohesive plan or financial/legal advisors leaves me documentation-less (thus, incomeless).

@Chase GochnauerI see we are leap-frogging one another with our posts.One boiler for both buildings may have been a good thing ... but separate heating plants leaves the opportunity of splitting-up the buildings in the future.Jeff Beard - boilers are not always an issue, it is possible to have a very efficient hydronic heating system ... even a common plant for multiple buildings ... but the HVAC plant has to be but one part of a cohesive system.  

I think the leases are for a year and the tenants are unrelated parties, but he puts a lot of effort into creating a cohesive group and makes a killing at it!

The more individuals on the lease (i.e. 1 - 2 vs 4 -5), the greater the odds of the household's social cohesion coming undone.  

When you have 3-4 college kids renting a house, one helicopter parent can quickly wreck the social cohesion of the house, so it is best for them not to be on the lease.A guarantor provides assurances of their charge's fiscal obligations.
