This house would be a nice one to have, though we know alot can happen where we don't get it - but we're still going to try as much as possible.In my original post I made a mistake, the debt left is actually 121k, not 175k - and to answer your question, we have been pre-approved for a 400k loan - my credit isn't the greatest, but I've been improving it quite a bit in the last year (due to our wedding we had to take out a 5k loan the week before the wedding, then immediatly paid it off the week after the wedding - the interest was minimal and now everyone is seeing it as having paid off a second mortgage, which I've been told will lower my first time home-buying risk, and other things - it also increased my credit significantly - now I am taking care of two debts that are on my report that I was unaware of.
