I have seen investors try to set up cameras on the job site, and monitor things remotely.

She's trying to sell it at a 4 cap...Competition: There is a brand new facility directly across the street with much higher rates - but they're on a paved lot, nice security fence, gated, security cameras, lights, etc.

I recommend you use a facility with security cameras and maybe bring a witness with you for safety.If Tenant does not claim the items, you can keep them, sell them, or donate them.

I also recommend your NVR be set to record continuously for most, if not all, cameras.

I have disconnected all utilities including taken off the ring camera as the tenant said he did not want it, per the realtor.

@Pete Meadowssmith Sorry to hear that, maybe you can consider installing security camera outside the house and in the basement where all the stuff needs maintenance with, so you can check if the grass were needed to be cut or not and if the sewer was acutally fixed. 

And Cardone screams into the camera - you don't need to make anything!

I’d also install security cameras and get a no trespass order so she doesn’t make her way back in through a window while it is vacant.

If you use smart locks like August and a Ring security camera you can double check to make sure they showed up and left when they said they did.
