HMLs charge such exorbitant discount points that you can find yourself in a hole you can't dig out of towards the end of a rehab and some make the mistake of cutting their renovation budget thinking it will soften the blow, but that just digs the hole deeper.Good luck on your next one.db

As more buyers are driven towards lower priced homes, wouldn't it put more price pressure at the lower price points and result in softening of values on the higher end?

Supply and demand have not changed.When paper assets crash hard assets like gold and real estate do well.There are some buyers that will hold off for now and there are some sellers that will hold off for now, so volume might go down for the time beeing, but the balance of supply and demand remains and I don't see 2020 prices soften.
