I'm reminded of a joke:Buster was a truck driver and while taking his driving test he was asked what he would do if he was heading down a mountain side at 70 m.p.h and discovered his brakes did'nt work.He stated that he would first try his emergency brake and if that didn't work...he would try to downshift, and if that didn't work....he would try to run along side some brush, and if that didn't work he said he would wake up Wilbert (the guy who rides with him), so that he could witness the biggest crash ever.That was my philosophy when I first went into business.

I only did fractionalization in CA were I know its legal.. don't know about other areas and since I don't deal in these at all I have not investigated it any further just relaying what Dion's opinion was and it was worth noting since he is a after market regulated notes expert.

I inspected the deck and it looks to me some force was needed to brake it like a jump from something high not just stepping on but that’s neither here nor there.

The association will have a policy for the structure , roof, etc...but you wont likely be covered if a pipe brakes and floods the floor, sheetrock, etc...
