What is the next project @Kris Haskins Hey ken, I always have several projects going on not to mention growing my retirement and my wife's retirement and my kids college fund..... so there's never a dull moment around my way brother

It is a fun and interesting business with tons of work but never a dull moment.

Needless to say, it is dull as hell and I have no interest in pursuing it further.

You hold on to quality tools.A good high quality tool will perform a job much easier/better than a inexpensive dull tool.

Given the rental comps in the area (Northern Virginia near Dulles), it seems the property should be earning more and be filled faster.  

It's dull, drab and boring... but get through all the paper work first, THEN learn how to make a deal. 

Don't usually see cap rates advertised on condos, but couldn't quite get to 6% unleveraged cash flow with my dull pencil over the longer term..

If no one ever learned new d-i-y tricks it would be a dull world!!!
