The way I used (as a foreign) to build credit was to buy a prepaid credit card (basically they hold $500 from my checking account and gave me $500 in credit.

Closing costs and prepaids were looking to be around $10,000 for cash out refi vs HELOC with minimal closing costs and can be rolled in if wanted. 

What about them loading prepaid cards and transferring money to you online?

We should encourage major medical insurance not pre-paid medical care where you're covered from the 1st dollar of cost.

You can't keep the 3 months of money as that is prepaid rent, it isn't due to you yet and keeping it is highly illegal and can get you in a lot of hot water if the tenant decides to pursue it. 

I use a Straight Talk prepaid phone that is 2 years old and I won't likely replace it for 3 more years.

I also notice cash for gold and prepaid cell phone stores in questionable areas.

I had $80k in my 401k pulled it all out prepaid the taxes took the penalty and used it on a down payment for 2 triplexes and a duplex.

One thing you may consider as well is pre-paid legal.
