Adam Tafel Mortgage forbearance - yes or no?
1 July 2020 | 97 replies
the 1st option was for 3 months. the 2nd option was for another 3 months. then the resolution was a 40 year loan modification. during each option period we did not know what the next step would be.while we got the house fixed, we purchased a home with a great interest rate. my credit score has been steady at 775 all through the years.this kicked started our rental business. the cash flow for the house with the 40 year loan was $1000 a month. we went on to buy two more houses in 2019 with great interest rates.so no it has not effected our credit.

He has promised countless times over several months (5 months to be exact) to come back to us with "a proposal by the end of this week" via email on 11/28/23 and "we will get this wrapped up this week" via email on 12/11/23 - and we are already in the first week of February 2024 without a proposal and without any progress in coming to a resolution.

@Jeremy HolcombIf the prior owners died, as somebody said, you could research if a probate was done, if none is found. you could also open a probate yourself which is something I am doing right now for aProperty I bought in a tax sale.It might not be worth it if the lot’s value is only 10k but will give you a quicker resolution

Matt Dunlap How to get a tenant out of a foreclosure while evictions are stop
30 June 2020 | 16 replies
I don't mean to advocate for less savory methods in dealing with non-paying, jerk tenants, but we don't live in normal times and unfortunately some of these situations call for creative, albeit abnormal solutions.I wish you both, Matt & Rachel, all the best and hope your non-paying tenant issues come to a quick, peaceful resolution.

Cindy Zhang First time out of state investor looking for advice!
7 June 2017 | 22 replies
I believe it is best and reasonable to  invest in states that encourage collection of security deposit, whose legal system and the alternative dispute resolution outfit work effectively and efficiently and which is clear about the right and obligations of both property owners and tenants and also  whose laws  on issues relating to evictions, contract termination, lease and lease renewal, subletting and assigning of apartment favour you as the property owner.
Carmelo Lopez When's this bubble going to pop?
27 September 2018 | 135 replies
I literally lost my shirt in the early 90's, in which the RE bubble popped in response to the S&L crisis, and the Resolution Trust took back all of the property, as I was hungry, not seasoned as an investor so I over leveraged and only invested for equity gains, not cash flow.
