Get their numbers and substitute them with REAL numbers and add in all the expenses they left out (management, maintenance, cleaning, adverts, transportation cost, etc) and build your offer that way.

I took out copious amounts of expensive adverts on Trulia and Zillow about mid year, but looking back on my transactions to date, Bigger Pockets is by far the winner on quality leads!

ONe thing though that I see were folks just do not give enough information on their adverts  so they really don't know how to write an advert those folks are wasting their money and time...
