A very trusting man is a lot like a gambler, and they lose for the same reasons.

They’re doing really well catering to the mountain retreat/nomadic worker crowd and skiers coming to Eldora, not so much gamblers from Black Hawk/Central City.

As some of the other posters have mentioned, unless you can purchase a property at substantially below market, taking on negative cash flow means your play is either to profit with a flip (which doesn't seem to be your intention), or gamble on appreciation- and it is a gamble.

The fact you had some success is no different than a gambler having a hot streak at the craps table.
