I know it not the most Ethical thing to do but I go by home depot or lower and get three electrical heaters take them out of the box my self real neat and put them in and plug them up for temp problem call to get the heat fix, some time may end up being on Tuesday if it a part not in stock after they finish I place it back nice and neat in the box as I got it and take it back to Lowes or home depo.

@Levi F.Welcome from PA.With the cold winter this year of sub zero temps, electric base board in older uninsulated houses can be very expensive for the tenants.

Won't even go into the water quality, how clean the natural gas is, temp settings or voltage surges.I don't know how many members here manage or oversee more than 1,200 units, but preventive maintenance is necessary to reduce costs, especially with collateral damage from an element failing.

You can probably wholesale a sub2 deal with little or no equity to a rehab/retail investor who can't qualify for a conventional loan and can't find an HML.If the mortgage has a good low interest rate than that might temp an investor to take over.But wholesaling a sub2 deal seems a lot risker IMHO than wholesaling a non sub.
