If I'm turning over a unit and the toilet bowl is stained, all it takes is 10 minutes of Lime-A-Way and then some Ajax or Comet and that commode is sparkling like there's no tomorrow.

Yes, a tenant can decide to leave, they do that anyway, and that gives us the opportunity to to refresh the unit and raise the rent.  

If the former, the consider just making it sparkling clean and give it a fresh coat of paint.New knobs on the kitchen cabinets will often make a bigger difference than you'd think and not much expense.

Just to refresh your memory, I am trying to get a permit to replace 6-8 studs and put new siding on the back wall.

I would recommend that you non-renew them with the reasoning that you want to do "refresh" the units and you need them vacant to do this.  

As a smaller investor, it's great to do all the data analysis with widely tracked metrics, but its also refreshing to hear the emotional and experiential data points from fellow investors as well.
