If it’s too good to be true, it 100% is. 100% agreed.Bought my first ever US property in Rochester, NY while I was still living in Australia.Lost m A$$ because I trusted the wrong people and didn't have the right team on the ground.Been plugging away in Toledo since 2014 and the people factor has been and IMO always will be an issue in tertiary markets like a Toledo.Online stats and demographics are always sexy, so many janky operators use these online figures to scam investors out of $$$.The great deals with great numbers can always be found, but finding great people on the ground is key to anyone's success and should be by far the #1 focus (Even before a specific market is considered).Much success 🙏

A U.S. bond pays out around 4% risk free right now, so certainly more than that and after adjusting for risk/time I’d say at least high single digit coc returns on a safer assert and mid teens coc on a riskier asset.
