Great question @Carlos Gonzalez, so many lessons along the way.If I was to narrow it down, while it's not sexy or surprising, I would say it's taking daily action. 

Ask your employer if you can have your pay split up into three deposits, one to investments savings, one to your checking account for personal use on a daily basis, and one to an emergency account you can tap into so you don't have to tap into your investment savings.

I listen to their podcast daily while driving to and from work as well.

They think it's unfair because they only shower once a week but can hear the upstairs neighbor showering twice daily.

Regardless of if this one works I will continue to assess deals daily until we are able to land on that first one.

It's very difficult to keep up with cold calling daily especially when you're making offers, building a buyers list, and maintaining your family life outside of real estate. 

I do not use this calculator, as I have my own that is similar but pre-exists it.I analyze every new listing daily that is in my pre-defined areas so I can underwrite them and put on my weekly email list that goes out to buyers interested in the Tampa Bay area.
