How about this, before you argue how the housing market is about to collapse and it's 08/09 all over again, go watch "The Big Short", it's a movie, big budget movie with stars like Steve Corelle.Will there be a decline in the housing industry, well DUHhhh!

I had a goal to invest in 2-4 quadplex but now I am afraid to move forward and take a chance on losing.Deb, I agree with you.The investing stories we see on TV or in the movies are almost always not completely true and/or exaggerated.

I felt like I was in the movie Wolf of Wall Street and they were trying to sell me penny stocks. 

I would say each property is 10-30 minutes from a Walmart or movie theater.

A close friend of mine was in the same shoes as you.Before giving the middle finger to his corporate job he paid off all his credit cards, bought pre-paid gift cards for food, restaurants, movies, and other leisure items, he got his medical and dental checkups done while he was still on insurance, and reduced recurring expenses in order to live as lean as possible in start-up mode. 

Most fights last under 20 seconds and contrary to the movies one to two properly placed strikes can take someone out unless they are hyped up on drugs or other stimulants.
