I feel ashamed saying this, but I spent on average: 9 Hours a week looking at Facebook photos and status. 7 hours taking “selfies” on snapchat. 5 Hours looking at ridiculous tweets from various celebrities on Twitter.Instead of taking selfies and tweeting, I’m going to refinance my 26.7 hours each week by learning as much as I can about real estate.

The average age is 52 so while you may be smarter at SnapChat and some other tools, you won't have 1/3 the life experience the average agent does and that will be tough to overcome.You can do it.

This is broad question but here's a couple pieces of advice:1) Put it out there what you're looking for (i.e. facebook/insta/Snapchat/craigslist posts), car magnets, business cards, etc.);2) Secure funding ahead of time (or at least know your funding strategies);3) Have a good home inspector on your team (he/she may be the difference between negative cashflow and positive cashflow);4) set up automatic cragislist email notifications on potential deals (set up key words);5) buy properties in areas that you wouldn't mind your own family living in; 6) Remove emotion when sifting through deals;7) Don't give up

For example, IG and Snapchat uses prefer shorter videos and shorter captions and look to places like FB, YouTube, LinkedIn, and websites for more detailed content.
