If Freedom Mentor operated transparently and legitimately, they would have no problem posting a copy of their contract on their web-site so that it could be freely reviewed by the public.

A PUD overlay ensures all uses—wellness, food hall, entertainment, and family recreation—are approved together.Lee County (per LDC guidance):Sports courts, golf simulators, mini bowling → Recreation Facilities Group IV (LDC 34-622)Yoga, wellness, recovery → Personal Services Group II (LDC 34-622)Live music & event lawn → Parks Group II (LDC 34-622)Food hall → Restaurant Group III (LDC 34-622)Lazy river & water features → Recreation Group III (LDC 34-622)Parking & circulation → LDC 34-2020Because these uses don’t align in one zoning district, a PD is the recommended entitlement vehicle.In short: A PD/PUD overlay is the key to bringing this vision together.

Additionally, if birds are allowed to fly freely in the home, there's a risk of damage from chewing on furniture or fixtures.

You will find some great information along the way, and as you apply it, your learning will grow exponentially from other sources as well.For wholesaling, I would look to see if the contracts you are entering into have an assignability clause that allows you to assign freely to an end buyer.

As long as you are offering Sellers a price they can freely negotiate, without misrepresenting value, or providing them an opportunity to assess value, you shouldn't feel bad about making offers that make sense for your deal to profit.
