You could put wall to wall carpet on the second floor with a thick pad, or you could put a suspended ceiling on the first floor and put in rock wool above the suspended ceiling. 

If you can access the wall cavity, adding rock wool (mineral wool) insulation will make a big impact by reducing vibrations and sound transfer. 

Most people bring their own.We also have a bin of razors, q-tips, cotton balls and even a bunch of contact lens cases in the master bath.

i would use steel wool in any holes then caulk over that so they will not want to eat that.

Pulling the wool over someone's eyes can happen in any relationship, is not conducive to long-term success, and should be condemned.Your original reply asked for "someone to explain to me how this model truly benefits the property owner".
