So far so good.A few months later a nice 3/2 hit my radar and I financed the deal at $67k that rents for $825.I use a property manager here in Rome and they have been great to work with, although they do not have direct deposit, they do take care of everything and only charge 6% with no upfront fees.  

Do you have a refundable damage deposit?

It appears that the dollar amounts charged are extremely fair.

Security Deposit (all security deposits live here until they need to be paid back) Interesting!

Not sure if this belongs here or in Legal, but anyway....I mailed out a returned security deposit (via certified mail), but the former tenant never picked it up/signed for it so it was returned to me. 

If they don’t pay it will come out of the security deposit.

Hi @Kenneth Kirkland, When you buy a property, the assets transfer but money like security deposits or reserve funds doesn’t automatically.

From the Renter I would get first month’s, last month’s and deposit.
