We've also used IRA and 401K funds to Buy and Hold property.

It does go the opposite way as well (1% loss in appreciation is a 5% loss in your equity).Personally, I am not buying to hold real estate in this market (because prices and interest rates make it very hard to make any cash flow).

As Jackie mentioned, entry prices there are typically lower, but rental rates often hold steady with what you see in Jacksonville or Orange Park (just across the bridge).

How does that monthly rent and condition (that rented quickly) compare to this second rental that is sitting?  

Often, the lender holding the note will require the insured to match the title or personal guarantee for the loan. 

I would compare the numbers to an older home to see if the rents are that much cheaper.
