I should able to sell all day long at the terms i mentioned above so my holding costs wouldn't be more than 2 months max, so I guess the real question I was trying to get at is whether lengthening the terms of the note to say 6 yrs to get a higher sales price outweighs the increased risk of default by a mobile home buyer.

For some it even lengthens the number of years on a base and lead to another renewal on the lease.

The path I've chosen will no doubt lengthen the time in which I will again become a healthy loan candidate.Some of my thoughts during the decision making process: A move was inevitable.

You don't say how much you are putting down, but increasing that amount up to 20% if you haven't already and lengthening the term to 30 years could help improve the cash flow.

For one, it lengthens my commute.
