I found this deal on a queen 2" memory foam topper at Walmart.$13.88 - Zinus Spa Sensations 2" Green Tea Gel Memory Foam Zoned Support Mattress Topper, Queenhttps://www.walmart.com/ip/seort/55082674Now I don't own this particular topper but if it as good as the Green Tea mattresses they make, it will be a great addition.

In many/most RE markets the bulk of the return comes from appreciation.- the difference in rate of return for appreciation of a 80% LTV vs 50% LTV is 2.5x.

Imagine the return if nothing was trapped in the investment.  

I did tax return last year (including buying two SFH houses, selling one house) through a CPA and he charged me ~$1000.

If you pay off your loan, your "return" on that cash is 8.5%. 

I reached out to a listing agent about acquiring a property and they never returned my call.

Was the refinancing done and capital returned in year 3?
