There is a season to student rentals so if this is going to be an ongoing student rental you may  want to build in an end of season refresh period in the lease, old lease end Aug 10 , all new leases start Aug 15.

Sounds like they've been around awhile and have their "old-school" way of doing things and may be a bit behind the times with technology and standards.Overall, they seem to be treating your property like a Class C rental.- What do you feel the Class is?

I have several criteria but if I had to narrow is down to my top three. it would be1 - School ratings above 82 - Safety (crime, or the lack thereof)3 - The numbers - Property prices, rent pricesIf the school ratings and numbers are not what I want, that city is immediately eliminated.

Rents are holding, but demand feels softer.Here are some of the things I’m doing now, the same strategies I used back in 2008–2010 when the market cooled:Putting For Rent signs up wherever HOA allows (old-school still works)Teaming up with my property manager to get more exposure and push listings fasterSharing rentals on local Facebook and community groupsOffering small move-in incentives or flexible depositsPricing slightly below market to fill units faster, then adjusting laterAre other landlords doing something similar, or seeing better results with different approaches?
