Per our lease agreement (smoke detector batteries, pest control, furnace filters, mini-blinds, lawn care, whatever,  is/are your responsibility.That is an upgrade we can do with a lease increase of $xx/month.We cannot control the neighbors.After a few months if they continued to make unreasonable demands via the maintenance portal, I'd non-renew them.

Hello BP members, I am in the process of evaluating 6 unit multi family with tenants in place until Feb 2026. 3 unit ( 2 b 2.5 bath) townhome3 unit (studio 1b 1b) Here are the numbers Asking Price : $725000Down Payment : 25%Seller Financing : 3.5% (Interest Only) 5yr balloon period ( Principal Amount due : $543750)Total Gross Rental Income : ~$81000 annuallyTotal Annual expenses : $45400$7200(Property Management)$12000(Owner Paid Utilities)$12000 (Taxes + Insurance) $2200( Pest control + landscaping) $12000 (Repairs/Capex Reserve )Net Operating Income : $81000-$45400 = $35600Total Cash Invested : $181250(down payment) + $13000 (closing cost) Annual Deb Service : ~$19000(Interest only)Net Income : $35600 - $19000 = $16600Cash flow per month : $1400 Cash on Cash Return : ~8.5%There is an upside potential on increasing the rent on 2B units during lease renewal.

If lawn care and pest control are not included, I would advise the tenant to call for extermination if they don't want to get a $5 can of spray and do it themselves.On a side note, I would not allow any tenants to have a compost bin, pile or anything else.

Also add items to your lease that are particular to your property. such as parking, number of vehicles, cameras, pests, lawn care, renters insurance required, whatever.

So in my lease after 30 days any infestation is tenants responsibility I have receipts showing I paid for the exterminator to come and exterminate the premises.

Yes I believe at this point I am forced to do something to clear the building of any mold allegations because tenants do talk to each other, and I wouldn't want someone to hear from someone that there is an apartment with mold infestation and also that the owner/manager did not take action to remediate the possibility of mold.With that in mind, I think the mold testing to be done, needs to be building wide and not just that unit alone.

One thing I have on this deal that I know will be a learning curve for me but I am sure I will handle it fine is that the property has termites but I am getting it treated immediately from my local pest guy and will be doing a-lot of carpentry work for this one!
