REI NATIONAL: Termite issue

hi, I'm new for the rental property business, starting with turnkey with REI as a baby step based on some information here, however, the property is under contract (with > 100K flip cost) in OK, and then there is live termite issue there with the pest inspection. REI mentioned they will treat it but without answering my question of how and what's the warranty they could offer, and even no response with my email, should I worry about that ....?

Also here when we purchase the house, the owner's title fee is paid by Seller, but not's the case with REI. It's few hundreds offset, I think it's a smaller issue comparing with Termites, and since it's out of state it's pretty hard for investor, any advice here?

Hi @Ben Lee,

As for your question about worry, no - you should not worry about the scenario. You should however, hold us accountable and not providing an answer yet on your email asking about a warranty and the treatment is not acceptable.  In this case, after our closing team replied to your initial inquiry, we received your follow-up asking about the specific treatment and warranty.  We requested that detailed info from our local pest control company and failed to follow up and get that over to you in a timely manner.  That is below our own expectations so I hate that caused frustration.

So you are aware, the issue has already been treated by a pest control company.  I believe you have already spoken with @Ashley Claunch and should have a reply from Mallory.  There is a 5-year warranty from the pest control company.  Any additional info you need from us, we will get to you today.  Our properties all come with a one-year warranty so regardless of the providers warranty, we will have you covered in the short-term.  Should there be a need for further treatment in that the next five years, we will stand behind it either way so we will cover the pest control companies warranty as well.

Again, I hate that you felt the need to turn here for advice, but wanted to assure you that you are in good hands.  We are human and not perfect and it looks like a member of our team dropped the ball while waiting for a response from the team in the field and that is not acceptable on our part.  We should have already responded so you would have a higher level of comfort.  You can always reach out to Ashley Claunch or myself if there is anything we can do here and of course, Mallory will help get your closing across the finish line.  Our job is to help and if we are not performing or replying, please do not think you are bothering us!  We're here to handle these issues for you.
