Old electric panel, if it's Federal Pacific it's a fire hazard and not insurable, same with knob and tube wiring.

In terms of what to target/avoid: properties built in the 1950s–1970s tend to be a sweet spot here—less lead and knob-and-tube to worry about but still under that price point.

@Craig Cann if youre looking into a small multi and it still has plaster it also likely still has knob and tube or something ancient, I'd personally spend my efforts on the electrical and mechanical upgrades prior to worrying about the walls, but in general most of the units that have not already been gutted in this market and brought up to modern standards simply need that done.

We ended up replacing most of the wiring in the place as some was knob and tube, and some was ungrounded and not up to current code and safety.
