COVID made everyone look like a genius for a while, but when tides shift, oversaturated markets often leave investors holding the bag (just look at how many vacation homes are for sale on the TN side).

Too many push repairs down the road and you get left holding the bag.#5. 

Inherited tenants are indeed a mixed bag, but I think it depends more on the asset class than you having control.

These social media stars play on the individual's natural sense of greed while giving lip service to their plans to manage exposure, because they tend to only have the same one or two tricks in their bag as everyone else - refinance & raise rents being pretty much it.

I think it's a mixed bag. 

They may end up good, but I wouldn't give them a long leash, or you may be the one left holding the bag, and it will be a smelly bag.
