My guess is someone left a burner on too long, maybe with a dish towel nearby, or used a long, thin pan that caused the flame to spread and burn the counter.When I did the walkthrough in person, I showed them the photos and their own move-in inspection form, where they marked the kitchen as being in excellent condition.

A bunch of small issues (e.g. no hand soap in one of the bathrooms, no dish soap in the kitchen, toilet paper holders not secured so visibly off the walls, and can't fully open the dishwasher because its door hits the oven/range door when oven door is closed at a 45 degree angle (I can't make this stuff up!).

I required that all the people doing the work use respirators. what cracks me up is when an inspector goes through a house and finds one tiny spot of mold and the buyer freaks out.. compared to folks like these and they are far more common than most folks who dont do what we do realize and they are living in petry dishs for years on end. living room furniture on the front porch can be a dead give away to a Hoarder stinky house :)Our dead cat house also made the local TV news.

The downside with student rentals is higher turn over and tenants who don't know how to take care of a place (eg might put dish soap in a dishwasher) because they've not lived on their own before.

Your closed loan are kept for 5 year or more in some cases and it’s not worth losing your license permanently.Hope this helps I have opened and owned several Broker branch offices, Satellite office for lenders and it's crucial to do it correct and legal to avoid fine and lost careers!
