I've been living and working around the world for the past 10 years and just launched a small design-led development initiative here -- not a flip or BRRR play, more of a long-term, high-quality build with strong upside.

Unfortunately, this led to a conflict with one tenant and some personal matters being shared with another.- I didn't have time to make improvements like I wanted so there were a few other problems when the tenants moved in: fire ants, some spots on the carpet, and some walls need to be painted.

I’ve been led to believe these areas have good walkability and decent schools, despite being in the Pittsburgh school district.

but that led to my Dad getting 10 to 20 leads a week and within a year he was top sales men and in two years started his own land business of which at 18 I got my RE license and started selling dirt.. 

Surprisingly, this decision has led to building an Arbitrage business generating much more cash flow than I had imagined.

After that, I'll most likely venture into fix-and-flip and wherever else I am led.
