Yes the layoff is only in tech and financial that pays 200k while we hire massive stadium for burger flipping job lol …. 

Maybe your area of Chicago has far lower vacancy than city wide. what does the following depict as profit (50% rule):Profit per 50% rule: Rent * 0.5 - P&I?

If they don't re-up, can you re-purpose the building (eg burger places will almost always stay burger places),  You're prob paying more than FMV on $/SqFt since it is income-generating. 

They used to say what's the difference between someone choosing to eat bacon triple cheese burgers every day and getting a heart attack, do you go stop them and say no eat a carrot "fatty".

The meteoric growth of the market here is all aligned with the 2040 vision of the rulers to double the population.

If you use 50% rule, rent/2 - P&i equals cash flow.
