Learn by osmosis.Books and podcasts are great, but direct exposure to how someone else runs their business is invaluable.There’s a lot of noise out there.Sometimes what new investors really need is less content and more clarity.Hope this helps someone else who's feeling stuck in the study phase.Keep going.

My question - - has anyone in this community done this through any strategies, such as 1031 or reverse 1031 or any other vehicles that reduce taxes or limit taxes.

This gives you a legal way out of the deal if something goes wrong, like if the inspection finds major problems or you can’t find a buyer.

How about some guidance on doing this at the lowest cost possible
