Unless you are really itching to move out I would take my time and watch RE offerings while living at home.

Obviously everyone wants the best option for them, but for me I feel that is one which requires hard work and discipline, yet doesn’t take 2-4 years just to get my first deal—especially because I’ve just been itching for 4-5 years of my life already.

So now they start doing things to scratch that itch, and it starts unraveling the "perfect" Sub2 deal. 

OP realize you’re itching to invest.  

These are the folks that know who is getting the itch to sell before anyone else.

It's a starting point for the portfolio, and it's given me the itch to find more!

I remember back when I got my first property, and the itch to expand was real.You asked if it's just a waiting game until there's enough equity.
